1. Location and Business Connectivity

Location is not just a geographic factor, but an intangible brand asset. A building positioned at strategic coordinates turns every partner reception into an affirmation of class.

• Strategic coordinates: The building boasts an impressive facade, directly connecting to administrative centers, financial institutions, and key business areas. A presence here means putting your business on the city`s "power map," making a solid impression from the first glance with domestic and international partners.
• External amenities and Business ecosystem: The building is located in an elite business ecosystem, surrounded by a tenant community mostly comprising leading financial corporations, banks, law firms, and tech companies. It is encompassed by a chain of amenities catering to upper-class needs: luxury hotels, convention centers, high-end restaurants, and cafes—creating a perfect environment for work and networking.

2. Scale and Technical Standards

Office prestige is defined by rigorous numbers and standards.

• Architectural design and Optimal office floor plan: The building is designed according to modern architectural standards with spacious typical floor plans and a smart column grid design, maximizing usable space and offering flexibility in interior layouts.

3. Rent Structure and Service Fees

RSQUARE brings absolute transparency to the Total Cost of Ownership (TCO) - a crucial factor in office leasing decisions.

• Office rent and Management fees: Rent fluctuates depending on the floor level, area, and timing. The Service Charge typically includes building management and operation costs, 24/7 security, common area cleaning, system maintenance, and air conditioning during office hours.
• Variable costs to note: Car and motorbike parking fees. Overtime working fees (usually calculated in USD/m²/hour or based on the number of operating FCUs) - a cost to consider if the business frequently works outside of regular hours. Private electricity is calculated according to the building`s unit price for office equipment.
