mPlaza Saigon (formerly Kumho Asiana Plaza) is a Grade A office-hotel-residential complex located at 39 Le Duan, Ben Nghe Ward, District 1, Ho Chi Minh City – with three street frontages on Le Duan, Hai Ba Trung, and Nguyen Du. The complex comprises three towers: a Grade A office tower (21 floors), and a twin-tower block consisting of a hotel tower (21 floors) and a serviced apartment tower (32 floors). The complex is currently owned and managed by Mapletree Investments (Singapore) and holds LEED Platinum O+M certification – confirming real-world operational performance in energy efficiency, water management, and indoor air quality.
The complex was originally developed by Kumho Asiana Group (South Korea). On June 9, 2016, Mapletree Investments – a multinational real estate group under Temasek Holdings (Singapore) – acquired the entire complex through its subsidiary Saigon Boulevard Complex and rebranded it as mPlaza Saigon on August 8, 2017. This transition marked a significant shift in operational standards: from a direct developer model to a professional institutional landlord operating to Singapore standards, directly reflected in a consistently reported occupancy rate of over 97% across market reports and real estate brokers.
The LEED Platinum O+M certification from the USGBC (U.S. Green Building Council) evaluates actual operational performance rather than design intent – an important distinction. Along the Le Duan corridor, mPlaza is one of the few office buildings to achieve Platinum at the operations level, on par with Deutsches Haus in this regard.
From September 2024, the hotel tower within the complex has officially operated under the JW Marriott Hotel & Suites Saigon brand (Marriott International, USA), following Mapletree’s partnership agreement with Marriott signed in July 2024 and a complete renovation. The presence of JW Marriott – Marriott’s flagship five-star brand – within the same complex creates a partner hospitality advantage that few office buildings in District 1 can offer.

mPlaza Saigon Building Specifications
The mPlaza Saigon office tower comprises 21 above-ground floors and 3 basement levels, with a total leasable office area of over 31,000 m² and a typical floor plate of 1,700 m². The entire complex reaches a total usable floor area of approximately 146,000 m² and benefits from three frontages onto three major thoroughfares.
Floor Distribution by Function
- Basement B1–B3: Car and motorcycle parking
- Retail area: 2 floors
- Office floors: 21 floors
- Flexible leasable area: from 150 m² to 1,700 m² (full floor)
Office Floor Technical Specifications
The typical floor plate of 1,700 m² at mPlaza Saigon is notably larger than Deutsches Haus (~1,500 m²) and Saigon Centre Tower 1 (~1,057 m²). This generous floor plate allows large enterprises to occupy full floors without needing to combine multiple levels, while still offering the flexibility to subdivide from 150 m² for smaller tenants.
On the technical side, the building is equipped with an AHU (Air Handling Unit) system combined with VAV (Variable Air Volume) controls, allowing air flow to adjust dynamically to the needs of each zone rather than operating at a fixed rate as with FCU systems. All building systems are managed through an Andover Continuum BMS, integrating air conditioning, lighting, and other technical infrastructure on a unified platform.
