Deutsches Haus

Deutsches Haus (The German House) is a Grade A+ office building located at 33 Le Duan, Ben Nghe Ward, District 1, Ho Chi Minh City – completed in 2017 and designed by architects Meinhard von Gerkan and Nikolaus Goetze of gmp (Gerkan, Marg & Partners, Germany). It is the first building in Vietnam and Southeast Asia to simultaneously achieve two separate LEED Platinum certifications.

Unlike most green buildings that obtain certification only at the design and construction stage, Deutsches Haus maintains dual LEED Platinum certifications covering both “Building Design & Construction” and “Operations & Maintenance.” This is a clear demonstration of the building’s real-world operational performance – not merely on paper. A prime example is its energy efficiency: the building’s cooling system consumes only 131 kWh/m²/year, which is 36% below the industry benchmark. This translates into direct electricity cost savings for tenant businesses.

• Lighting system: Meets the 500 Lux standard, ensuring optimal visual conditions for a premium office environment.
• ThyssenKrupp elevator system: 12 smart elevators in total – 8 office elevators using destination control technology split across low-zone and high-zone banks; 2 shuttle elevators running from basement to Floor 2; 1 service/firefighting elevator; and 1 dedicated elevator for the German Consulate.
• 100% backup power: Ensuring uninterrupted business operations 24 hours a day, supported by backup generators (2 × 2,000 KVA and 1 × 1,600 KVA) and equivalent dry-type transformers installed at Basement B1.
